New OPP Complex, to be situated on approximately 7.7 acres and consist of three (3) separate buildings, which will support the policing of surrounding highway infrastructure, the growing local community and the future Volkswagen Battery Cell Plant. The new buildings include: 1. The 2-Storey, 18,000 sq. ft. OPP Detachment, with the primary function to support the efficient and safe functionality of policing operations. 2. The 1-2-Storey, 14,000 sq. ft. Tactics and Rescue Unit Building, with the primary function to provide administrative and operational support space for local T.R.U. members. 3. The 1-Storey, 1,600 sq. ft. Close Quarters Battle (CQB) Building, with the primary function to accommodate scenario training for T.R.U. members.
The OPP Satellite and Detachment and Tactics & Rescue Unit are targeting LEED Silver for sustainability, high indoor and outdoor environmental air quality, reduced carbon emissions, and meeting the requirements for a post-disaster building. The buildings are served by heat pump roof top units with gas backup coupled to an energy recovery unit and variable air volume electric reheat terminals. The three Equipment bays utilize radiant hydronic floor heating for energy efficiency, improved air quality and enhanced comfort and energy recovery units to provide high indoor air quality and energy conservation. The systems are expected to achieve 20-25% energy savings over code while delivering 30-40% carbon reductions.
The buildings have several specialized mechanical features to enhance the welfare and safety of the operations. The public waiting area and detention areas have purge systems to handle contamination incidents. The Equipment Bay utilizes a Nederman MagnaRail exhaust extraction system to handle emergency vehicle deployment. The Close Quarter Building is served by a dedicated outdoor air heat pump unit with gas backup that can operate in a recirculation and 100% fresh air mode combined with a staged filtration system to handle the CQB exhaust. Several of the building sidewalks and Equipment aprons are equipped with snow melt systems. Each of the mechanical systems is designed to accommodate a minimum of 25% future building expansion and growth. This presents unique challenges to find balance with the systems for performance and physical fit, as higher capacity systems require larger equipment. The electric service is sized for 30% future growth and high efficiency LED lighting systems with BAS scheduled and occupancy-based controls to reduce energy consumption. Emergency power is sized to serve 100% of the electrical load for 72 hours. The combination of MEP systems and unique systems align to meet long-term operational efficiency and sustainability targets, improve energy efficiency, meet OPP and post-disaster requirements for reliability and resiliency, and provide measurable high indoor and outdoor air quality
