Four Seasons Hotels and Resorts Tropicalia

SAMANA BAY, DOMINICAN REPUBLIC

The new 380,000 SF Four Seasons Tropicalia Resort consists of a 95-key hotel, 12 private villas, and 8 condominium residences, complemented by the traditional Four Seasons amenities, including spa/fitness facilities, function rooms, event spaces, and multiple food and beverage facilities.

The project included infrastructure design and the development of state-of-the-art technology systems for this luxury hospitality project, encompassing both wired and wireless technologies, such as guestroom control systems, structured cabling for voice/data systems, audiovisual systems, and security.

The HVAC system options were analyzed using energy and life cycle costing. Both centralized and decentralized options were considered, with the final solution implementing VRF heat pump technology.

Power reliability and climate resiliency were integrated into the design by incorporating redundant, fuel-fired backup generator sets supplemented by local Uninterruptible Power Supplies (UPS) for IT loads and life safety lighting.

The project is targeting LEED Silver certification
