YWCA Hamilton Oakwood Place Affordable Housing

The YWCA Affordable Housing Development at 1057 and 1067 Barton Street East in Hamilton, Ontario, involves the redevelopment of the site through the demolition of two existing unused buildings and the construction of two connected six-storey mid-rise buildings joined by a shared podium. The project is proposed as a mass timber structure, with potential use of panelized or modular wall systems, and will include shared amenities such as a childcare centre with playground, a medical clinic, common indoor amenity spaces, landscaped outdoor courtyards, and surface parking.
Building 1 is planned as transitional family housing, providing 24 units comprised of 14 two-bedroom and 10 three-bedroom suites, each with in-suite kitchens and living areas. Supporting amenities include a community lounge with kitchenette, laundry facilities, on-site staff offices, access to outdoor courtyard space, and a ground-floor childcare centre with a playground. Building 2 will provide transitional accommodation with 60 studio units, each including a private sleeping area and washroom. The building will feature shared kitchens and dining areas on residential floors, secured kitchen storage for residents, floor-based laundry facilities, common living rooms, office space on alternating floors, access to landscaped outdoor courtyards, and a ground-floor medical clinic. The project targets passive house certification, low operational and embodied carbon performance, and compliance with a minimum of Tier 3 of the 2020 National Energy Code for Buildings (NECB), on a site area of approximately 27,513 square feet.
