Scope of Work/Project Description:
The Toronto Rapid Housing Initiative (RHI) project includes two low-rise residential buildings in separate locations.
7 – 9 Wardlaw Crescent, Etobicoke:
New 4-Storey, 51-Unit affordable housing Development, covering a total area of 29,300 square feet.
35 Bellevue Avenue, Toronto:
New 4-Storey, 78-Unit Affordable Housing Development, covering a total area of 45,000 square feet.
Project Highlights and Challenges:
Under the Housing TO 2020-2030 Action Plan, the City of Toronto required these Projects to be rapidly delivered within 18 months.
The Accessibility Guidelines required that the Projects exceed the Toronto accessibility requirements by 10%.
The Energy Efficiency Guidelines required that the Projects exceed the energy efficiency standards as set out in the 2015 National Energy Code for Buildings by 10%.
Building Performance Standards Achieved:
The Affordable Housing Developments were required to be designed to achieve a net zero operational GHG emissions, meet CMHC energy targets and use low embodied carbon materials.
The project is working toward TGS v4.0 City Agency, Corporation & Division-Owned Facilities (ACD).
